Like so many long-term residents in Canmore and Banff, I first came out for a single season – and just like that I was hooked. Though I spent years returning to University and then travelling and working abroad, I’ve called the Bow Valley my home base since that first summer.
The Canadian Rockies are one of the most beautiful backdrops. If I’m not at my desk you can find me outside, hiking, mountain biking, or skiing with my family when the snow falls. I feel fortunate to live in a place that is both awe-inspiring and that offers endless opportunities for adventure.
Living here is a choice and it does come with its struggles, which are the reality of making a world-class destination your home. We have higher-than-average home prices in Canmore and the Bow Valley. It can be tough getting into the real estate market as a first-time buyer, as well as navigating a move from your first home, to buying your next home.
In 2016 I decided to pursue my mortgage license to become a Mortgage Agent in Alberta. I wanted to understand the process in depth, so I could help others settle into homeownership in the valley and throughout Alberta. My focus is on mountain mortgage solutions that take into account the lifestyle choices of my clients, including their long-term and investment goals.

Choosing to live and play in a beautiful and inspiring area of the Rocky Mountains isn’t always easy. It’s pricy, there isn’t always a lot of choice, and it takes an above-average commitment to make it work from an overall financial perspective. Yet it’s worth it! The Bow Valley has so much to offer, from amazing recreation at our doorsteps to urban-style amenities, bold picture-perfect mountainscapes, and a wonderful local community.
Though the Town of Canmore boasts the largest population including full-time and many part-time residents, the Bow Valley is a patchwork of smaller communities, each offering their own living experience and unique elements from a home financing perspective. Banff with its National Park Land Lease and ‘Need to Reside’, differs from the more rural mortgage policies associated with Exshaw, or Harvey Heights. While Canmore can feel like a minefield with its different long and short-term zoning policies.
It can take an educated real estate team to make a purchase run smoothly in the Bow Valley. Using a local Realtor to find the right property can save you time. While using a knowledgeable mortgage specialist with a local understanding of zoning and land use policy, can be the difference between a mortgage funding or being declined. Using a local Solicitor who knows their way around the details associated with buying here is also a critical piece, to ensure the smoothest process. Even your property Appraiser needs to understand the local market to ensure they don’t misvalue a local property, as this can derail the financing of a new purchase, or undervalue the refinance of a current home.
